How I ended up doing only this
I spent eleven years selling finished houses on this coast and grew steadily worse at it. The problem was always the same: by the time a buyer saw a house, every decision that mattered had already been made by someone else, usually badly, usually for resale value rather than for living in.
So I stopped. Since 2021 I have represented only new construction, only on the Sablecoast, and only where an architect is still attached to the project. That last condition rules out most of what gets built here.
Why three
Three plots is the number I can actually keep up with. It means I have walked every site in the last fortnight, I know which trades are on which job, and when you ask me whether the December completion is real I can give you an answer rather than a forwarded email.
It also means I turn work away, including work I would like to have. A fourth plot would make me the kind of agent who says "let me check with the developer", and that is the thing I am trying not to be.
What I am not
I am not the developer, and I do not take a design fee. If a house is badly drawn I will say so, and twice I have declined to represent a plot on that basis. I am paid by the seller on completion, which is a real conflict of interest, and you should read everything I say with that in mind.
I do not take referral fees from surveyors, solicitors or mortgage brokers. When I recommend three of each, that is the whole reason I recommend three.
